I represent you, the Buyer in the transaction unless our office has the listing, in which case I become a Disclosed Dual Agent.

I have you sign paperwork to acknowledge my representation.

I give you up to date information on the market and guidance on the best bang for your buck. I tell you where we are in the supply/demand cycle. Sometimes your supply/demand situation is different than the overall perception of the general market. I’ll let you know.
